We understand the process of the Tenant and Landlord Relationship. We have rented as many as 161 units down to 30 units. We have been in Business for ourselves since 2007, as Property Managers. We treat the Investor's Properties as if we personally owned them so we will not put Tenants into the Units knowing there are histories of being a bad tenant with high eviction turnovers or history of high crimes and drug dealings.
We do Criminal Background Checks. We do a Check on the History of Rentals and Evictions. We are required to not discriminate against any situations. We deal with Federal Fair Housing Rules. We deal with each and every situation on a Individual Basis. We will do our best to protect your Investment.
WHAT IS REQUIRED OF ANY INVESTOR WE WORK WITH?
There are some requirements that we are expecting from our Clients as Investors. We require that all the Properties be brought up to NYS Building Codes. There are 5 different sections of the Codes Building Maintenance Code, Energy Code, Electrical Code, Plumbing Code, and Fire Code. If you are dealing with a Property of 3 or more units, there is also a Code called the Multifamily Code. Each of the Requirements are expected to be kept up with.
WE ALSO DO BUSINESS IN ACCORDANCE WITH THE FEDERAL FAIR HOUSING LAWS. It is Illegal to Discriminate Against Any Person Because Of Race, Color, Religion, Sex, Handicap, Familial Status or National Origin.
As mentioned before we also know the Rules and Regulations of the EVICTION PROCESS. It is not our job to keep doing Evictions, it is our job to help keep the Rental Units fully Occupied. In the instance of needing to do an Eviction, we can help you minimize the cost of the process. We know the Legal Process of doing this Action with Individuals Ownership or properties owned by Corporations or LLCs. NYS just passed a Housing Security and Tenant Protection Act of 2019. We fully understand the process of this Act.
What is the Goal of REP HOME SALES & SERVICES Property Management Division?
Our GOAL for Owners is to provide a service to the owner of the Properties we manage to help minimize and/or eliminate losses to our Investors through Rent Loss or Property Damages. We do our Best to evaluate each tenant and their situation within the Legal Process to help ensure the Tenant is a good fit and will not be using the Investor's Properties for any Illegal Activities.
Our GOAL for the Tenants is to help our Investor's provide a Safe Environment to be able to live their daily life in without threats of other Occupants or hazardous conditions. We want our Tenants to be a Long Term and enjoy their Living Conditions. These two Goals can be a WIN/WIN situations for both Investors and future Tenants.
